Is a Roof Coating Right for Your Needs?

Commercial roofing contractors are often called upon to repair or to replace a roofing system. However, there are also times when a contractor would suggest the application of a roof coating instead of installing a new roof to replace the old one.

What Are Roof Coatings?

To put it simply, a roof coating is an adhered coating that’s applied in fluid form. It’s often used as an option for repairing or maintaining a roof. It can also be part of a new roof’s assembly. A roof coating is applied over an existing membrane roofing system.

Popular roof coatings are either asphalt-based or acrylic-based. Industrial roofing contractors apply the coating by rolling, spraying or brushing the base coat and then the top coat over the membrane. You can also find polyurethane, elastomeric and silicone coatings. The coating used for any particular roof is dependent on the type of substrate: TPO, PVC, built-up roofing or EPDM. Certain substrates have adhesion requirements.

Why Are Roof Coatings Used?

Roof coatings are used for several reasons. 

  • They are a good option for extending the life of a roof that would otherwise be torn off
  • They add protection to an existing roof
  • It takes less time to apply a coating than to replace an entire roof
  • A highly reflective, light-colored coating can increase a roof’s energy efficiency

Your existing membrane roof should pass a few requirements before you can deem it healthy enough for a roof coating. It should be declared structurally sound after a thorough inspection by a professional. There must not be any moisture problems. Finally, your roof should not be older than 15 years; otherwise, it would be a waste of coating, as your roof is likely to develop leaks, cracks and peels very soon.
